Avalon Homeowners’ association
(September 7, 2006 Meeting)
President Sammy Barmer called the meeting to order at 7:03 o’clock p.m.

Minutes of the
Treasurer’s
Report:
• Insurance paid in the month of July totaled $4798.00. The policy has been updated and includes specific items
Included (back entrance, front entrance, fences etc.). Michele made a detailed list of the specifics that needed to be
Included. This stems from the lack of cooperation we received from our former insurance carrier after Hurricane
Katrina.
• In August dues collected were $6802.55.
• An excess of pool maintenance was shown due to the vandalism we received during the summer.
• Liens will be collected by the end of the month. 128 of 329 homeowners owe dues.
Manager’s Update:
• Rental House- (Abbey Woods & West Abbey) not restricted by covenants
• Clubhouse – Reports of too many people and them staying too late. Code states that there should be 80
People in specs the size of Avalon’s clubhouse but that is not considering furniture in building. Board may
Want to look into this if further complaints are made. Inquiry was made that the restrooms light fixtures be replaced
With Motion/auto shut off lights. Replacements were found for $28 each.
• Fence by apartment area is still pending repair but has not been forgotten about.
• Retention Ponds- may need a committee to keep check on these especially when Landmark turns over Avalon to the
Homeowner’s assn. which will be at some point between now and mid October. Landmark has been contacted to
Insure that maintenance will be done on the ponds ASAP.
• Construction on Old Fannin will begin next summer
• Garage Sale Signs – nothing in covenants states that these signs may not be used. Residents asked that they be
Removed by the homeowner that placed the signs. Situation will be monitored.
• Neighborhood Watch Program- still working on getting this started but harder to do than expected.
• Lawn Care – Specifics are to be taken to determine the correct maintenance of Avalon yards, edging, tall grass etc.
• House Shutters – deadline for them to be repaired is Sun, Sept 17th.
Committee Reports
Landscaping:
• The top of the cypress in the front has been cut off to see if it will survive. Hopefully it is a water issue.
• Increase in water bill due to timer of sprinkler system/leak. City was contacted to double check the meter and they
Informed Michele that is was correct.
• Flowers in the front have been replaced with a different type.
• Any other complaints or questions about landscaping let LeAnna know. The landscaping company has been great
About fulfilling our contract. If any other issues need to be done they are more than happy to do them at an extra
Charge.
• There is a dead tree in the front lot and needs to be taken care of. Johnnie Westerfield stated that he would
take care of the dead tree at a lesser cost than our last estimate. Mitch Beckwith motioned to go ahead with
the removal of the tree and LeAnna Torres second.
Pool/Clubhouse:
• Lights are up on the clubhouse.
• Weight room entry will be shut down @ 12:00 a.m and on at 4:00a.m. Pool entry will close at 9:45 p.m. and will open @ 9:00 a.m.
• Concerned was expressed of the age of those to use the pool. As of now the board has stated that it be 16 and older.
Board will check in with insurance company to see the liability that is involved for underage swimmers.
Social Events:

• Dan Loflin stated to call him or Charles with and covenant violations.
Welcome:
• We are looking into a follow-up system for welcome packets that are not completed.
Old/ New Business:
• Scott Reinhart has volunteered to be in charge of the committee for the two empty lots across from the clubhouse.
A meeting was held and many thought on the design of the lots we expressed. (Park, Tennis courts, playground were all expressed) Consensus was that as many trees as possible are kept and that the lots were made attractive. The final decision will be based on what we can afford as an association. Landscape Architects will be contacted and the neighborhood will vote on this project. Information will be forthcoming.
• Donna Fields had inquired about a fundraiser for the empty lots. The fundraiser consisted of selling Bricks that can be engraved with a message desired by interested homeowners. Donna stated that if every home bought at one or more bricks this would help fund the project.
• Sammy Barmer stated that the

• LeAnna Torres brought up an idea of a neighborhood garage sale. The idea was that the sale be done twice a year. Each contributing party would pay $5 to the homeowners Assn. which would go to a large add in the paper advertising the Avalon Yard Sale. Each participating homeowner would tie a balloon to their mailbox on the day of the yard sale stating their participation. Donated items would also be accepted from homeowners that do not want to participate.
With no further business, Sammy Barmer asked for a motion to adjourn the meeting, which was seconded by LeAnna Torres.
The meeting was adjourned at 8:59 p.m.
