HOMEOWNERS’ ASSOCIATION
(November 6,
2006 Meeting)
President Sammy Barmer called the meeting to order
at 7:05 o’clock p.m.
Board Members
Present: Sammy Barmer, Linda Smith, Dan
Loflin, LeAnna Torres, Heather Patterson, Matt Torres (NV), Charles Stewart
(NV) and Michele Harris (NV).
Residents In
Attendance: Jared Blalock, David Jackson,
Michael Wright, Ann Smith, Tony Mickholtzick, Vgandhar Adari, LaTonya Taylor,
Lewis Slater, Loganathan Shanmugam, Rev. Mark Howie, Christiana Brown and
Stephane Jeanrenaud.
Minutes of the September 7, 2006, meeting were
passed out to all in attendance.
Minutes were approved as written, on motion of Dan Loflin and second by
Sammy Barmer.
Treasurer’s Report:
September income was $5,797.10 which included dues, late
fees and reimbursed for court filing fees for liens. Expenses for September totaled $5,569.55, leaving net ordinary
income of $227.55. The majority of the
expenses included landscaping, pool maintenance, accounting expenses and management
fees. October income was $6,650.68
which included dues, fines, late fees, and reimbursement of court filing
fees. Expenses totaled $5,417.62. Net
ordinary income was $1,233.06.
Total income for January-October, 2006 was $72,082.18. Total expenses for January-October, 2006
were $57,960.00. Net ordinary income
for January-October, 2006 was $14,122.18.
Total current assets through October 31, 2006 equal
$48,264.22, total fixed assets equal $8,936.65, and total other assets (Lots 51
and 52) equal $50,000.00. Total assets
for this period is $107,200.87.
Liabilities total $40,307.70 and equity totals $66,893.17. Liabilities and equity total
$107,200.87.
The Treasurer advised that she was working on the budget
for 2007.
It was advised that the Board has approved a $9.00 increase
in dues for 2007, or $189.00 for the year.
This amount is authorized by the By-Laws for the Association. Notices will be emailed to anyone who
provides an email address for upcoming 2007 dues.
The Board will look into the possibility of a drawing or
some incentive for signing up for the automatic draft system for payment of
dues.
Committee
Reports
Landscaping:
Charles will be keeping an eye on matters concerning
landscaping and will work with LeAnna and the landscaper on any problems.
Clubhouse:
New exercise equipment is on the way. The equipment will be rearranged in the room
to accommodate everything.
Social Events:
Fall Fest is the next event coming up for Avalon. A hayride is planned as well as an obstacle
course and refreshments.
Covenants:
Fines are being imposed for covenant
violations. Charles will be notifying
residents of violations, i.e. parking, grass, etc. Non-compliance will then mean a fine. If you know of a neighbor with a problem keeping them from
compliance with a covenant, please let us know.
A concern was voiced regarding rental homes in the
neighborhood and more than one family living in the same house. The Board will look into these issues and
determine if they are violations of the covenant or local ordinances.
These instances need to be documented and each situation
will be discussed.
Welcome:
Stephane Jeanrenaud volunteered to be in charge of future
newsletters and will need others to volunteer to help. He has gotten out the first newsletter,
which looks wonderful. Many thanks go
out to him for stepping up to the plate and helping out.
Manager’s
Report:
We are working on the workout room which possibly will
include a mirror or partial mirror.
The Sheriff should be called for late night noise.
Old
Business:
The Board, along with the residents on either side of the
two lots owned by the Association, are working on an amicable solution to the
fence problem around our lots and to come up with the design. We are getting additional quotes for this
fencing.
New
Business:
Questions have been raised regarding the luminary event we
have held in the last few years. We
have not had total participation and due to the expense of bags and candles,
should we continue this for 2006. It
was decided by the Board that this event should be suspended for 2006. Instead, we will work with a decorator or
gardening center for ideas. We could
purchase decorations that would be used for subsequent decorations.
The Board is seeking nominations for Board members for the
upcoming year. Please contact Sammy if
you wish to be a nominee or want to nominate someone else.
Neighborhood
Watch:
We are setting up the Neighborhood Watch Program for
Avalon. Our guest speaker for the
meeting was Rankin County Undersheriff Bryan Bailey. He gave a slide presentation regarding the makeup of the Rankin
County Sheriff’s Department and passed out information on the Neighborhood
Watch Program.
We are asking for anyone interested in being a part of the
set-up and formation of this program to let one of the Board members know. We will be meeting shortly regarding this
program so that we can get started in early-2007.
Signs will be posted around the neighborhood indicating
that we are a Neighborhood Watch subdivision.
With no further business, Sammy Barmer made a motion
to adjourn the meeting, which was seconded by LeAnna Torres. The meeting was adjourned at 8:35 o’clock
p.m.
