President Sammy Barmer
called the meeting to order at 7:00 o’clock p.m.
Board Members

Minutes of the March 2, 2006, meeting
were passed out to all in attendance.
Minutes were approved as written, on motion of Mitch Beckwith and second
by Dan Loflin.
Treasurer’s Report:
March
income was $8,148.90 which included dues, late fees and reimbursed court filing
fees. Expenses for March totaled
$10,670.21, leaving net ordinary income of <-$2,521.31>.
April
income was $1,988.50 and expenses totaled $3,368.28. Net ordinary income was
<-$1,379.78.
It
should be noted that there were major expenses for March and April. These included $6,600 for repairs to the
pool, $500 for repairs to the fence at the
Total
income for January-April, 2006, was $31,121.20, compared to $27,836.95 for the
same period in 2005.
Total expenses for January-April, 2006 were $22,430.72 compared to
$12,504.93 for the same period in 2005.
The big difference in the expenses for 2006 vs. 2005
include the pool maintenance, landscaping and utilities.
Total
current assets through April 30, 2006 equal $48,673.50, total fixed assets
equal $9,647.11, and total other assets (Lots 51 and 52) equal $50,000.00. Total Assets equal $108,320.61. Current liabilities total $1,364.25, long
term liabilities total $43,037.91, and equity totals $64,821.13. Liabilities and equity total
$108,320.61.
Approximately
80% of the dues for the first half of 2006 have been collected. Liens have been filed on ten problem
accounts. One house has been sold and
the lien was paid off in March.
Committee
Reports
Landscaping:
The tree at the front of the
subdivision should be down next week.
The ditch at the entrance will be cleaned up and debris removed from the
culvert so that water will flow during heavy ran. The tree that was blown over by the storm has
been righted.
Clubhouse:
We
have had further vandalism at the pool.
Following the $6,600 pool repair, someone threw furniture into the pool,
gouging the surface. The Sheriff’s
Department was called and they are doing an investigation into the matter.
It
was voted on by the Board that there should be a fine imposed on the vandal
when caught. It was suggested that a
fine of $2,000 be charged since repairs will have to be made to the pool again.
New
patio furniture will be purchased to replace the broken furniture shortly.
Social Events:
The
Annual Easter Egg Hunt was held and approximately thirty kids attended.
Heather
is planning future social events and will notify everyone later.
Covenants:
Parking covenants are being enforced and some fines
have been levied.
If
anyone observes any violations, including lawns in need of mowing, messy lawns
and lawns, parking, etc., please e-mail Dan.
There
were discussions of problems with several lawns needing to be mowed, and
parking issues on Abbey Woods.
A
resident made note of the fact that it was inconvenient for walkers when cars
are parked over the curb onto the sidewalks.
There
were complaints of 4-wheelers being ridden on streets. PLEASE NOTE: IT IS ILLEGAL TO OPERATE SUCH
VEHICLES ON RESIDENTIAL STREETS. If you
have a problem with such activity going on in your neighborhood, contact the
Sheriff’s Department.
Welcome:
Leah
Kackley requested that she be notified of any new
neighbors, either by phone or on the website.
Revised
information is needed for an update to the Avalon Directory. Take a minute to check your information for
corrections or additions.
Old
Business:
Charles
Stewart has completed the repairs to the fence at the front entrance. Regatta has also completed the structure for
the back entrance on
It
was suggested that the third entrance on Abbey Woods be designated in some
manner. Maybe pillars of some type could
be installed since there is not enough space for something on the order of the
back entrance structure.
Security
lights need to be installed on the clubhouse.
An electrician will be called.
New Business:
The Board has discussed the
possibility of fencing the two lots across from the clubhouse to separate our
lots from the ones on each side. We will
be looking into this in the near future.
Landmark
has a lot they are offering to us for $18,000 for a second pool,
however, the feedback from the residents has not been overwhelming.
The
Association has voted to hire Charles Stewart to manage the property. He will handle management of the clubhouse
(scheduling, pool cards, pool cleaning, coordinating with service personnel,
repair persons, landscaping persons, etc., covenant matters, newcomers matters,
etc.) He will be paid $14.00 per hour
for his work, not to exceed 30 hours per week..
Bank
drafts are available on the website, www.avalonhomeowners.com, This would prevent
pool cards being deactivated for non-payment of dues in a timely manner.
We
are looking into the possibility of installing security cameras in and around
the clubhouse. We will be working on
this in the near future.
A
question came up regarding repaving of roads through the subdivision. Once Landmark has completed the last house in
the subdivision all roads will be repaved.
HEATHER
LEA was the winner of the drawing for the 6 Months Free Dues for attending two
out of the three meetings for the first half of 2006. You can be the winner for the second half if
you attend these meetings.
With no further business, Sammy Barmer made a motion to adjourn the meeting, which was seconded by Dan Loftin. The meeting was adjourned at 8:10 o’clock p.m.
