From the May 3rd, 2007 meeting of the
Board of Directors of the Avalon Homeowners’ Association
Linda Smith called the meeting to order at 7:04 P.M.
Board members not present: Dan Loflin & Scott Reinhardt
Residents Present: 9
¨ Sammy Barmer motioned to approve the minutes from the previous meeting as written. The motion was seconded by Tony Mickholtzick and passed unanimously.
Treasurers Report:
¨ Linda Smith and Mitch Beckwith gave a report of the financial condition of the Association. Collections and expenses are both ahead of budget through April.
¨ Covenants:
o Lawn
upkeep was stressed as we are moving into that season.
o Animal
control has been called to the subdivision recently. They came out and issued warnings to residents for loose
dogs. The Rankin County Lease Law
ordinance is available on the AHOA website for review.
¨ Social:
o Easter
Egg hunt went well and was attended by over 40 people.
o Avalon’s
first annual Neighborhood Garage Sale scheduled for May 5th garnered
little interest and may be rescheduled
o Several
social events were thrown around.
Anyone who would like to volunteer to head or help with them should
contact a board member.
o Neighborhood

o Pool/Sno
Cone/Watermelon party
o BBQ
o Hunter's
Education Class
¨ Clubhouse & Pool:
o Pool
floor needs repaired for damage caused by vandals last year. It is possible that our insurance will cover
the cost of the repairs. Will move in
that direction.
o The
new couch ordered for the clubhouse is in.
The old one was donated to the Youth Ministries at Ridgecrest Baptist
Church.
o The
Board will begin to replace the tables in the clubhouse and around the pool.
o New
blinds in the clubhouse have been installed.
o Repairs
to the white cable machine in the weight room have run into some problems
parts-wise. Continuing to work toward
the repair.
¨ Landscaping:
o The
front entrance has been planted and the irrigation system worked on. The system is in need of additional repairs
by a licensed irrigation professional.
o The
county land rolls have been checked, and AHOA does indeed now own and is
responsible retention ponds. Bids are
out on the upkeep of these properties.
Ideas for the landscaping of these areas are being taken.
o The stub-road at the end of Kings Ridge Circle will be planted with trees in the Fall as now is a bad time of the year for these types of plantings.
o Any problems with the lift station should be reported to the Department of Environmental Quality. The DEQ requests that pictures be taken of any problems.
¨ Manager's Report:
o Options on the limitation of rental houses in the subdivision are being explored.
o Some residents are complying with board requests to remove large toys from front yards when not in use -- some are not.
o The wood on the front of the Clubhouse is to be fixed.
o Suggestion to establish a Landscaping Advisory Committee to give suggestions to residents on personal landscaping.
o The road striping and reflectors have been replaced since the new paving.
¨ Welcome:
o Sammy has delivered 4 welcome packets to new residents recently.

¨ None discussed
New Business:
¨ If your garbage is not picked up on schedule days, call Waste Management
¨ AHOA can not install stop signs. Only Rankin County can do this. Please contact the County Supervisor on these matters.
Sammy Barmer made a motion to close the meeting. The motion was seconded by David Jackson, and having no further business, the meeting was adjourned by Linda Smith at 8:15 P.M.
