Meeting)
President Sammy Barmer called the meeting to order
at 7:00 o’clock p.m.
Board Members

Minutes of the January 5, 2006, meeting
were passed out to all in attendance.
Minutes were approved as written, on motion of LeAnna Torres and second
by Dan Loflin.
Treasurer’s Report:
The
Annual Budget for 2006 was discussed.
The 2006 total income is projected to be $72,393, $70,110 derived from
dues and $2,283, which includes late fees and fees charged for advertising in
the newsletter. Estimated expenses for
2006 equal $53,233.70. The major part of
the expense, $24,476.07, is for maintenance for the clubhouse and pool and
landscaping for the subdivision. Other
significant expenses include liability policies and utilities. Estimated profit is $19,176.98.
It
should be noted that funds will have to be expended this year for work on the
pool, fences maintained by the Association, and other work to the
entrance. Also an increase is expected
in utility costs.
We
have received the proceeds from the insurance company for the replacement of
the clubhouse roof.
We only had to pay $750 for this work.
Also, stumps will be removed this week from the trees damaged during the
storm.
Ten
liens have been filed for non-payment of dues for the last six months. The Covenant Amendment was also filed on
February 7th regarding the parking issue.
We
will check to see if additional insurance is needed to cover both entrances.
Total
income for January-February 2006 was $20,298.80. Total expenses for the same
period was $11,959.87. Other
income for the period was $1,086.64 representing the balance of the insurance
proceeds for storm damage. New income
for the period January-February, 2006 was $13,048.09. It should be noted that the budgeted amount
for this period was $11,905.23. This was
an overage of $1,142.86 for this period.
Committee
Reports
Landscaping:
Flowers appropriate for the
season will be planted in the front part of the subdivision.
Lights
are off of the pillars, but this will be addressed within the next sixty
days. A decision will be made on whether
the replacement lights will be gas or electric.
Clubhouse:
Card
access was cut off on February 15th for residents who have not paid
their semi-annual 2006 dues.
The
treadmill is broken in the exercise room, however,
Academy Sports has agreed to replace it.
The
pool will be drained when weather permits for repainting, work on the tiles and
drain covers.
Social Events:
The
Annual Easter Egg Hunt, Bunny included, has been scheduled for 10:00-11:30 on
Saturday, April 8th. Please
bring plastic candy-filled eggs to the Clubhouse at 9:30. A flyer will come out soon with further
information.
Covenants:
The parking amendment to the
Covenants has passed. This Amendment has
been filed with the Chancery Clerk.
Notices of violation are now going to be given out.
The
issue with the greenhouse has been resolved and it will be lowered when the
weather gets warmer.
The
trailer at issue is being moved.
Welcome:
Leah
Kackley requested that she be notified of any new neighbors, either by phone or
on the website.
Revised
information is needed for an update to the Avalon Directory. Take a minute to check your information for
corrections or additions.
Old
Business:
Repairs to the front fence at the entrance is ongoing. We received an estimate of $5,000 from an
outside contractor to do the work, however, it has been decided that we can do
the work ourselves for a few hundred dollars.
The
new back entrance has not officially been turned over to us. We are awaiting signs for “AVALON” and a sign
designating this as a “COVENANT COMMUNITY”.
New Business:
No additional proposals for
possible property maintenance for Avalon were received by the specified
date. We will now step back and figure
out our options.
It
was pointed out that trees at the front entrance were leaning into the wall and
need to be addressed.
The
East entrance to the subdivision has a sink hole which is being repaired. Since initial repairs were made, the lights
on the columns have gone off. Sammy will
notify the Regatta folks about this. We
will also ask about painting the door to the structure.
There
was also a request to get an address sign for the Clubhouse.
It
was brought up to the group that there have been problems with people from the
apartments are looking over fences, throwing debris in yards, and even going
into open garages of residents of Avalon.
Please notify the apartment manager and Sheriff if you see anything like
this going on.
A
drawing will be held at the next meeting for the six-month dues for one
resident who has attended two of the three meetings for the first half of 2006.
With no further business, Dan Loflin made a motion
to adjourn the meeting, which was seconded by Mitch Beckwith. The meeting was adjourned at 7:30 o’clock
p.m.
