AVALON HOMEOWNERS’ ASSOCIATION
(July 7, 2005 Meeting)
President Sammy Barmer called the meeting to order at 7:05 o’clock p.m.
Board Members Present: Sammy Barmer, Heather Patterson, Linda Smith, Dan Loflin, Mitch Beckwith, Cindy Beckwith (NV), LeAnna Torres, Leah Kackley, and Matt Torres (NV).
Residents In Attendance: Charles Stewart, Roderick and Tyronda Richardson, Scott Gong, Steven and Dana Mitchell, Cecil Jenkins, Michael Wright, Joy Kellum, Ann Smith, Jan Reilly, Tom Samuelson, Janet Finch, Missy and David Jackson.
Minutes of the May 5, 2005, meeting were passed out to all in attendance. Minutes were approved as written, on motion of LeAnna Torres and second by Mitch Beckwith.
Treasurer’s Report:
The total income for May, 2005 was $2,864.64. Total expenses for May were $2,854.88. This resulted in an about “breakeven” for the month.
The total income for June, 2005 was $2,013.50. The expenses for the month, however, equal $7,390.85. This leaves a negative balance of $5,377.35. These expenses included pool maintenance, landscaping, and clubhouse maintenance. This also included the purchase of the electronic pool and workout room access card system.
For the period January-June, 2005, the total income was $32,307.60. For the same period in 2004, the total income was $24,721.39.
For the period January-June, 2005, the expenses equal $21,150.66. For the same period in 2004, the expenses were $19,444.28.
The net income balance for January-June, 2005, is $8,163.94, while the balance for the same period in 2004 was $5,283.83.
The total assets of the Association through June, 2005 equal $89,343.89.
Committee Reports
Landscaping:
It has been determined that the old lawn service is not working well. Bids are being accepted for a new service. Included in the bid will be the correction of the lights in the trees at the Fannin Road entrance, removal of dead or damaged trees, and the normal upkeep of the common areas. Insurance coverage will be checked for the new landscaping company.
Clubhouse:
The access system is up and running. There was only one card not working.
The process is proceeding on the new pool. There will be an assessment of possibly $150 per household for a $40,000 pool. If a new lot is acquired and a new pool built, the assessment could be around $300. This will all depend on price. This process will include a personal vote by the residents at a meeting, or by proxy.
New exercise equipment is being purchased for the exercise room including two new treadmills and a new stationary bike.
Cards for non-payment of dues will be cut off on August 15 and not turned back on until September 15.
Social Events:
Avalon Day will be the next event and will be held in October. Proposed activities include a hayride, costume contest and possible Fall Festival.
Covenants:
Letters have gone out regarding yards needing to be cut and parking on the streets.
Colors for houses are to be sent to the Architectural Review Committee before painting is started.
Everyone should contact Dan Loflin with any violations.

Let Leah know of any new residents and any changes to your information.
Old Business:
An update was given regarding the new entrance at the back side of Avalon. Chris Bond advised that the brick structure should be completed shortly.
New Business:
Questions
were asked about the Kings Ridge and Abbey Woods road extending out of the
subdivision. It was advised that the
County has mandated that there be an exit onto Hugh Ward Boulevard from the
back section of Avalon. There was a
discussion that possibly a Petition could be signed by Avalon residents and
presented to the County to stop this.
The question again arose regarding the school that would be attended by the children in the back section of Avalon if the roads were opened to either Farmington Station or Hugh Ward. Ann Sturdivant needs to be contacted.
There was a concern stated about the maintenance on the empty lots and holding ponds. This will be addressed to Landmark.
It was advised that Landmark has stated that by this time next year all construction will be ended in Avalon and the roads will be repaved.
A meeting is being set up with Ted Orkin for the possibility of property maintenance.
With no further business, Mitch Beckwith made a motion to adjourn the meeting, which was seconded by LeAnna Torres. The meeting was adjourned at 8:35 o’clock p.m.
