AVALON HOMEOWNERS’ ASSOCIATION

(January 5, 2006 Meeting)

 

President Sammy Barmer called the meeting to order at 7:00 o’clock p.m.

 

Board Members Present:  Sammy Barmer, Dan Loflin, Michele Harris, Steve Waite, Heather Patterson, Leanna Torres and Matt Torres

Minutes of the November 3, 2005, meeting were passed out to all in attendance.  Minutes were approved as written, on motion of Steve Waite and second by Leanna Torres.

Treasurer’s Report:

•Income for November - December, 2005 was $4,054.90, compared to $2,099.85 for the same period in 2004.

•Expenses for November - December, 2005 were $7,934.06, compared to $5,493.00 for the same period in 2004.

•Net Income for November - December, 2005 was -$8576.05.

•Net Ordinary income for the period was -$3879.16. 

 

Committee Reports

 

Landscaping: 

•Cut-Rite is the new landscaping company taking care of the common areas of Avalon.

•Three stumps, 2 at the main entrance and one by pool are being addressed to be removed.

•The front entrance has been cleaned up.

•Leanna Torres asked that residents contact her if they noticed that other area’s that needed to be cleaned.

 

Clubhouse:

•The board is working on getting bids on resurfacing the deck around the pool.  Southern Pools will be repainting the floor the pool early this year.

 

Social Events:

•Our Luminary event was more successful than last year, but more participation is needed for it to be worth our while.

•The next event will be the Easter social.  It is scheduled for Saturday April 18th.  As in previous years, each household should bring a dozen filled eggs for the Easter Egg Hunt.  We will have a moon walk and cupcakes and drinks will be provided by the homeowners association.  Leanna Torres stated that volunteers are greatly accepted, appreciated and greatly needed. 

 

Covenants:

•Dan Loflin advised that we are still in need of 41 signatures for the petition on the street parking to be amended.  The Board has voted to formally amend the covenants to restrict parking on the street, with the exception of a three-day limit to accommodate overnight guests. 

•Residents will be notified for covenant violations.  If violation is not addressed, then a letter will be sent notifying residents of the fines for non-compliance.  If the violation is not corrected, then a $25.00 fine will be assessed, with a monthly increase to a total of $100.00

•Dan Loflin asked that residents please notify him of any covenant violations.   

 

Welcome:

•Sammy Barmer asked if there were any new residents attending the meeting tonight and if they had already received a welcome packet. 

•He also asked that if any current residents would please advise Leah Kackley of any new residents.  This is to insure that all new Avalon residents are greeted properly.

•Leanna Torres stated that the there was an interest in having Block Captains on each street.  Any residents that would like to volunteer would be accepted.  The Block Captains would contact Leah with any new residents so they would be sure to receive their welcome packets.

•Several residents volunteered to take part in Leanna’s

 

Old Business:

•New rear entrance light will be replaced.  The size has been an issue to many residents and are not to scale. 

•Flood or landscape lights will also be installed closer to the completion of the rear entrance. 

 

New Business:

•Dan Warren of Rankin County Sheriff’s Department talked about the Leash Laws in the Rankin County.  He gave an explanation of Leash Laws and what residents can do when an issue of animal control arises.

•Charles Stewart will be working to repair the grey fence in the front of Avalon.

•A resident asks if the lights in the wooded area will be repaired.  This will be addressed by the board.

 

With no further business, Sammy Barmer made a motion to adjourn the meeting, which was seconded by Leanna Torres.  The meeting was adjourned at 8:14 o’clock p.m.
