AVALON HOMEOWNERS’ ASSOCIATION

(April 7, 2005 Meeting)

 

President Sammy Barmer called the meeting to order at 7:05 o’clock p.m.

 

Board Members Present: Sammy Barmer, Nikki Gilstrap, Linda Smith, Steve Waite, Dan Loflin, Mitch Beckwith, Cindy Beckwith, LeAnna Torres, Leah Kackley, Heather Patterson, Matt Torres and Michele Harris.

 

Residents In Attendance: Mickey McCardle, Charles Stewart, Janet Finch, L. J. Smith, Donna Fields, Tommy and Shaun Joyner, Tarri Frazier, Charisa James and Jorge Guelbenzu.

 

Minutes of the March 3, 2005, meeting were passed out to all in attendance.  Minutes were approved as written, on motion of Nikki Gilstrap and second by Steve Waites.

 

Treasurer’s Report:

         March 2005 income was $5,995.10 and expenses totaled $3,856.99.  This leaves a net income for March 2005 of $2,138.11.  Income for the first three months of 2005 is $23,872.40.  After deducting expenses for the same period of $9,760.80, net ordinary income for 2005 equals $14,111.60.  There are approximately ten residents are greatly past due.  A motion to file liens against the property of these residents was made by LeAnna Torres and seconded by Dan Loflin.

         Mitch asked if we should start sending notices of dues in the mail.  With signs being placed in the neighborhood advising of dues and also information regarding same being placed in the newsletters, it was decided that this would be an unnecessary expense for mailing.  Everyone should let Leah Kackley know of any new residents.

 

Committee Reports

 

Landscaping: It was noted that the front entrance has been messed up by Fannin Road workers, some lights were out and the outside fence was in need of repair.  Also new plants are needed.  The Board is working on these matters.

 

Clubhouse:    

         Mitch advised the residents of the vandalism Sunday, Monday and Tuesday night at the clubhouse, including the flooding of same.  Pictures are being posted on the website showing the damage.  In that regard, a new card system is being installed and two cards will be distributed to each residence (if dues are up-to-date).  These cards have a tracking number in them so that it can be determined who has entered the pool area at any given time.  It was also noted that the locks on the clubhouse will be rekeyed and security cameras may also be installed.  We are checking on them.  Also, it was noted that the weight room is dirty and will be taken care of.  New lights are also needed in the pool area.

         An update was given regarding a new pool for Avalon.  We are having trouble finding anyone to tear out the old pool, but a number of companies said they would build a new one.  Landmark supposedly has a second pool drawn on a map in the back part of the subdivision, but the lot designated is a questionable one due to the drainage pond located next to same.  It was brought to the attention of the residents present that a neighborhood vote would be needed with a certain percentage approving the capital improvement and probable assessment in accordance with the By-Laws for a new pool to be built. 

 

ANYONE SEEING AN INDIVIDUAL DAMAGING OR DEFACING THE POOL OR CLUBHOUSE SHOULD IMMEDIATELY CALL THE SHERIFF’S OFFICE (601-825-1480) TO ADVISE THEM.  THEY HAVE BEEN CALLED IN ON THIS PROBLEM AND HAVE AN INVESTIGATOR WORKING ON IT.

  

Social Events: The Easter Egg Hunt was a huge success!!  Heather, you did a great job, and thanks very much!

 

Covenants:

         Amendments being made to the Covenants are being recorded at the Courthouse.

         One resident wanted the Board to address a problem with a green house exceeding the height set out in the Covenants.  The Board will check on this and get back to the resident.

 

Welcome:       Let Leah know of any new residents.  There was a question regarding the Avalon directory.  A new one is coming out shortly.  Be sure to email Leah with any changes or updates. 

 

Old Business:

         An update was given regarding the new entrance at the back entrance at the end of Avalon Way.  We are going to be the ones selecting the brick color for the entrance.  A flag will be placed on it like the one at the front entrance.

         Sammy Barmer and Nick Patterson pressure-washed the front entrance.  It looks wonderful.  Thanks guys!!

         The mailbox refurbishment project is going great. 

 

New Business:

         It was brought to the attention of the Board that there was a large sinkhole on the vacant lot owned by the Association.  We will be checking on this to see what’s going on.

         Someone made a suggestion that a television in the weight room might be good.  We will address then when locks are changed and the clubhouse is again under control.

 

With no further business, Nikki Gilstrap made a motion to adjourn the meeting, which was seconded by Dan Loflin.  The meeting was adjourned at 8:07 o’clock p.m.
